Ojas Wellness BnB

Ojas is a bed and breakfast style accommodation, located in the heart of Nepal's expat community on Kupondole Heights road, yet quietly tucked away amidst lush greenery.

Our garden is inspired by the minimalism of zen while the rooftop terrace gives mesmerizing views of Kathmandu Valley and the Himalayas on clear days.

At O Jas, we provide a variety of health and wellness services - from Norwegian sauna, healthy organic meals and detox to massage, meditation and yoga.

~ The space ~
Our main focus is to provide guests an environment that will help enhance their health and well-being. The house is eco-friendly, with plenty of outdoor space and great views of the Himalayas on clear days.

We are located in a friendly expat neighborhood, where most amenities are available within walking distance.

~ Guest Access ~
To relax and unwind from a long day, we have a nice outdoor space, with a touch of zen. Some of the rooms have a small balcony each.

The rooftop is perfect for stargazing and bird watching, so if you have a pair of binoculars, bring it along!

Our guests can use the Nordic-style sauna on the rooftop during their stay (one time only, as part of the package). You just need to give us some prior notice, so we can keep it warm and ready.

~ Interaction with guests ~
As hosts, we live in the house too, so we're available to help throughout your stay. Whether you need neighbourhood directions, medical attention or want to book trekking, hiking and wellness packages, let us know and we'll make the necessary arrangements.

~ House Rules ~
- No smoking
- No parties or events
- Check in time is flexible
- No shoes allowed inside the house, quiet hours after 10 pm.

You must also acknowledge:
- Must climb stairs - 6-7 flights
- Pet(s) live on property - 2 cats who come and go
- No parking on property - Space available only for bikes and cycles.
- Some spaces are shared - Rooftop, garden and patio.

~ Cancellations ~
Cancel up to 5 days before check in and get a full refund (minus service fees). Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded. Service fees are refunded when cancellation happens before check in and within 48 hours of booking.

~ The neighborhood ~
There are many nice restaurants in the neighborhood that serve international cuisines, within walking distance from the house. A further 25-30 minute walk will take you to Patan's famous Durbar Square.

The house is safely located and close to Hotel Summit, Greenwich, the UN, international non-government organizations (INGOs), and the British School.

~ Getting Around ~
Taxis to all parts of Kathmandu Valley are easily available within walking distance from the house.
