All our rooms are very decorative clean,cosy with digital flatscreen TV,tea & coffee facilities central heating double glazing and maintained to the highest standard.

Our bed and breakfast Blackpool dinning area is spacious colourful and decorative,breakfast is served between 8.30-9.00 and to start the day with a choice of cereals,fruit juice full English breakfast toast butter & preserves tea/coffee other alternatives are available,we cater for most dietary requirements.

If cancelled or modified up to 15 days before date of arrival,no fee will be charged
If cancelled or modified later or in case of no-show,the total price of the reservation will be charged

All accommodation is offered subject to availability at time of receipt of deposit, and at the tariffs
applicable according to season. Meal times are pre-arranged and no allowance can be made for
meals not taken Rooms are to be vacated by 10.00am on day of departure.
The proprietors cannot accept any responsibility for loss of guest property unless handed in for safe custody accounts must be paid on arrival.
In the event of any cancellation or curtailment should accommodation not be re-let, the person on the booking
form will be liable to pay for the total cost as per the reservation less an allowance for food and service.
Deposits are not refundable but will be deductible from any claim for compensation arising out of
any cancellation or curtailment of the contract.
If the deposit has been paid using a credit/debit card authorised account number then any payment due owing to cancellation will also be made on this same account number by the proprietor.
The proprietors reserve the right to amend, curtail or terminate any contract should the conduct of
any person who is a party to that contract cause any detriment to the well being or comfort of other guests
When booking your holiday you are entering into a legally binding contract.
