The Little Red House
The accommodation's flexibility not only makes it a popular choice with families and groups of friends, but also for couples, contract workers and individuals wanting more space, privacy and character than a standard hotel or single guest room can offer.
Upstairs, a light and spacious room with stunning views over fields and farmland, can be arranged either as a twin or luxury superking ensuite bedroom. There is plenty of space for a Z-bed for a third person / child or a cot bed and ample storage space.
Downstairs at The Little Red House is your own private living and dining area, off-road parking and large double doors leading out to your own enclosed garden and patio area. One of the sofas can also be made into a double bed if needed.
The house is furnished for maximum comfort with quality linen, tea and coffee making facilities and Freeview TV both upstairs and downstairs. Wireless internet access is available and there is a VHS / DVD player.
Double-glazing, new insulation and central heating makes The Little Red House warm and cosy in the winter whilst double opening French doors and windows on all sides keep it cool in the summer. Enjoy a glass of wine or board game alfresco on the patio on warm evenings.
The local village pub serves delicious food and is just a short walk away. There is also an abundance of award-winning gastro pubs and restaurants within 5 minutes drive.
Tariff
The Little Red House is available and priced on an exclusive basis – the whole space is yours for the duration of your hire.

* The above tariffs are based on a maximum of two occupants. Additional friends or family members (free if under 3 years of age) are charged at £25 per person per night. Maximum occupancy is 5. Tariff excludes a 3.5% transaction charge if choosing to pay by debit or credit card. Minimum stay 2 nights
Terms & Conditions
Everything will be done to make your stay as pleasurable as possible and we hope that you will make yourself feel at home. There are a few things to be aware of however:
Availability & Payment
Please check the availability calendar on our website and then call us on 07717 052 542 or email to enquire about making a reservation. (Please note that we also hire out VW campervans, so may answer as VW Retro Rentals, but don't worry).
To secure your booking, a pre-authorisation deposit may be taken on a credit or debit card for the equivalent of one night's stay, but you will only actually be charged with this amount if you do not arrive and have not cancelled at least 7 days in advance. If you do need to cancel before this time, a cancellation reference will be given and should be retained as proof of cancellation.
Payment is taken on or before the day of departure and we accept
cash and most major credit and debit cards (excluding American Express) subject to a 3.5% transaction charge. Sorry, no cheques.
Note: Any damages incurred whilst staying in The Little Red House will be discussed with you and could be deducted from your pre-authorisation deposit (if taken) before it is returned (voided) to you at the end of your stay.
Smoking & Pets
Smoking is not permitted anywhere in the building. If you wish to smoke in the garden, please dispose of ash and ends responsibility in the pots provided. Naked flames (e.g. from matches, lighters or candles) are not permitted inside the building.
Sorry, we are unable to accommodate pets currently.
Check In/Out
There's no need to get up early if you are able to have a lie-in as you are welcome to have a late breakfast up to 8.30am. Arrive any time between 3pm and 9pm. Depart before 11am.
Important - Access and Health & Safety
The Red House (and attached Little Red House) is part of a small, privately owned estate that is made up of farmland, farm buildings, three other residences and light industrial units. As it is private property and there are health and safety hazards on the estate (e.g. moving vehicles, livestock etc), it is not permitted to visit or use any outdoor space or building other than that directly relating to The Little Red House (i.e. the accommodation itself, its surrounding garden, the parking area and drive).
Animals, particularly dogs or horses, that may be close by in adjacent fields or areas should not be approached or fed snacks as they belong to other people and their behaviour may be unpredictable. Carl and Pippa Gunstensen accept no liability for any incident or accident that occurs as a result of a Little Red House occupant failing to abide by this notice.
As the accommodation is arranged on two floors, it is not suitable for wheelchair users or people with limited mobility.
By making a reservation, it is taken that these terms and conditions have been read and understood.
